If you’ve got a kid heading off to college soon or going to college already, you probably have a lot on your mind. There’s a lot to consider, from academic programs and dorms to food plans, scholarships, and internships. But have you thought about real estate? It could be a smart move if you do it right.

Whether you’re thinking about buying, renting, or sticking with the traditional dorm setup, don’t forget to consider your student’s needs, how long they’ll stay, and their commute. Generally, the closer to campus, the pricier it gets.

Here are the key benefits of owning a property for your college student:

1. Stability

Your kid won’t have to hunt for a new apartment every year. Plus, you can choose a place that fits their lifestyle and your budget, helping them succeed in college.

2. Life Lessons as a Landlord

Owning property comes with responsibilities. Your child can learn much about real estate, especially if you rent extra rooms to other students.

3. Fixed Housing Expenses

Rent in college towns usually goes up every year. With a fixed-rate mortgage, your kid’s housing costs remain unchanged: no more security deposits or the hassle of getting them back.

4. Storage Space

Moving every year means finding storage for stuff during summer or internships. Owning a home means your kid won’t have to worry about moving or storing furniture over breaks.
